Bal Harbour · Miami-Dade County · Condominium Association Insurance
We work with condominium associations along Bal Harbour's Collins Avenue oceanfront and the Bal Harbour Village bayside, placing programs for buildings whose insured values require layered structures and simultaneous access to admitted, surplus lines and specialty program markets.
The Bal Harbour Market
Bal Harbour is a small village with an unusually concentrated inventory of very high-value oceanfront towers. When a building's replacement cost runs into the hundreds of millions, no single carrier wants the whole risk. The program gets built in layers, with a primary carrier and excess above it, sometimes with shared participations across several carriers at the same level. Assembling that requires access to admitted and surplus lines markets at once, plus relationships with specialty program markets, which is precisely the placement a generalist broker cannot complete.
The village's building stock splits roughly in two. The 1960s and 1970s towers face the full weight of the compliance calendar, with the state milestone triggering at 25 years and Miami-Dade's county recertification at the same 25-year coastal threshold since June 2022. The modern replacements built from the 2000s onward were designed to current wind provisions with impact glazing throughout. Those are not the same risk and should not reach the market in the same package.

What We Cover
Building structure and common elements at full replacement cost. We access admitted and E&S carriers with appetite for Miami-Dade County condominium associations.
Third-party bodily injury and property damage from common areas. Pools, walkways, amenities, and parking structures all create GL exposure that must be properly structured.
Protects board members personally from claims by unit owners, vendors, or the association itself. D&O is not optional for any Florida condominium association.
Required for associations with four or more employees under Florida law. On-site managers, maintenance staff, and security all create WC exposure and personal board member liability under FL Statute 440.
We evaluate NFIP limits vs. private market alternatives and structure the flood program to integrate correctly with the master property policy to eliminate gaps.
Elevator, HVAC, generator, and pool equipment failures are excluded from standard property forms. Essential coverage for any building with aging mechanical systems.
Common Questions
Because the insured value exceeds what any single carrier will write. The program is structured in layers, with a primary policy and excess layers above it, and sometimes shared participations among several carriers within a layer. Building that requires simultaneous access to admitted carriers, surplus lines markets and specialty program markets, along with the volume and relationships to get a submission properly reviewed in each.
A broker without those appointments is not placing your program badly. They are unable to complete it at all.
Through an insurance-to-value audit built on a current replacement cost valuation. South Florida construction costs have risen steadily since 2020, so a building valued five years ago is almost certainly below its current rebuild cost. If the insured value falls under the policy's coinsurance threshold, typically 80 or 90 percent, the carrier applies a penalty and every claim payment is reduced proportionally. On a building of this value, a fifteen percent valuation gap turns a manageable partial loss into a special assessment.
An independent appraisal, not the carrier's index adjustment, is the only reliable way to confirm it.
It is expressed as a percentage of insured value rather than a fixed dollar amount. On a two hundred million dollar building, a three percent wind deductible is six million dollars the association must be able to fund without an emergency assessment. That figure belongs in the reserve conversation as much as the insurance one, and it is one of the first things we quantify in a program review.
Boards are often surprised to learn the number, which is exactly why it should be known before a storm rather than after.
