Palm Beach Gardens · Palm Beach County · Condominium Association Insurance
We work with condominium and HOA communities across Palm Beach Gardens, from the PGA National and BallenIsles associations to the garden-style condominiums along Northlake and Military Trail, providing independent program reviews and carrier access throughout Palm Beach County.
The Palm Beach Gardens Market
Most of Palm Beach Gardens sits more than three miles from the coast, which means buildings three stories or taller trigger the state milestone inspection at 30 years rather than 25 under FL Statute 553.899. Palm Beach County runs no separate county recertification program, so for most associations here the milestone is the only structural requirement, and a good share of the city's inventory has either just reached it or is approaching it.
With coastal wind and surge largely out of the equation, two other things decide the renewal. The first is reserve adequacy. Since 2026, buildings of three stories or more can no longer vote to waive or reduce reserve funding for components covered by a SIRS, so an underwriter can see directly whether the budget funds the study. The second is amenity exposure. The large planned communities here carry golf courses, clubhouses, fitness facilities, pools and extensive common-area footprints, and general liability has to be structured for that specific footprint rather than written generically.

What We Cover
Building structure and common elements at full replacement cost. We access admitted and E&S carriers with appetite for Palm Beach County condominium associations.
Third-party bodily injury and property damage from common areas. Pools, walkways, amenities, and parking structures all create GL exposure that must be properly structured.
Protects board members personally from claims by unit owners, vendors, or the association itself. D&O is not optional for any Florida condominium association.
Required for associations with four or more employees under Florida law. On-site managers, maintenance staff, and security all create WC exposure and personal board member liability under FL Statute 440.
We evaluate NFIP limits vs. private market alternatives and structure the flood program to integrate correctly with the master property policy to eliminate gaps.
Elevator, HVAC, generator, and pool equipment failures are excluded from standard property forms. Essential coverage for any building with aging mechanical systems.
Common Questions
At 30 years, for buildings three stories or taller located more than three miles from the coast, which covers most of the city. Properties closer to the Intracoastal or in the eastern portion may fall inside the three-mile band and trigger at 25 instead, so it is worth confirming your specific address rather than assuming. Palm Beach County has no separate county recertification program, so the state milestone stands alone here.
The SIRS requirement applies regardless of the inspection threshold and carriers ask for it before quoting.
Because inland location removes much of the wind and surge question, leaving the condition of the building and the association's ability to fund its upkeep as the primary variables. The 2026 change prohibiting reserve waivers for SIRS components made this visible: a carrier can compare what your study says you need against what your adopted budget actually funds. Demonstrably underfunded reserves can produce surcharges, reduced terms or non-renewal.
A deficiency with a funded plan attached reads completely differently from the same deficiency with nothing attached.
It broadens the exposure considerably. Golf courses, clubhouses, fitness centres, pools, tennis facilities and large amenity decks each create their own liability, along with maintenance equipment, employees and in some cases food service. General liability for a community like this needs to be built around the actual amenity footprint, and the workers compensation question follows from on-site staffing under FL Statute 440.
Generic GL limits written without reference to the amenity schedule are a common and expensive gap here.
