Bay Harbor Islands · Miami-Dade County · Condominium Association Insurance
We work with condominium associations across both of Bay Harbor Islands, from the mid-century low-rise buildings on the east island to the bayfront mid-rises and the newer redevelopment, providing independent program reviews and carrier access throughout Miami-Dade County.
The Bay Harbor Islands Market
Bay Harbor Islands has a building profile unlike anywhere else in north Miami-Dade. A large share of its condominium inventory consists of small and mid-rise buildings from the 1950s and 1960s, many of them two to four stories. That matters, because both the state milestone inspection under FL Statute 553.899 and the SIRS requirement apply to buildings three stories or taller. A substantial number of associations here fall below that line and are therefore outside both requirements entirely.
Boards sometimes read that as good news, and in compliance terms it is. In underwriting terms it changes very little. A carrier looking at a 1956 two-story building still asks about the roof, the plumbing, the electrical service, the waterproofing and the reserve position, and it does so without the benefit of an engineer's report to rely on. Associations that voluntarily commission a structural assessment and a reserve study they are not legally required to produce often place better than neighbours who have nothing to show, because the alternative is an underwriter filling the gap with assumptions.

What We Cover
Building structure and common elements at full replacement cost. We access admitted and E&S carriers with appetite for Miami-Dade County condominium associations.
Third-party bodily injury and property damage from common areas. Pools, walkways, amenities, and parking structures all create GL exposure that must be properly structured.
Protects board members personally from claims by unit owners, vendors, or the association itself. D&O is not optional for any Florida condominium association.
Required for associations with four or more employees under Florida law. On-site managers, maintenance staff, and security all create WC exposure and personal board member liability under FL Statute 440.
We evaluate NFIP limits vs. private market alternatives and structure the flood program to integrate correctly with the master property policy to eliminate gaps.
Elevator, HVAC, generator, and pool equipment failures are excluded from standard property forms. Essential coverage for any building with aging mechanical systems.
Common Questions
Neither, as the statutes are written. The milestone inspection under FL Statute 553.899 and the Structural Integrity Reserve Study both apply to buildings three stories or taller. A two-story condominium building is outside both requirements regardless of its age or location. A meaningful portion of the Bay Harbor Islands inventory falls into that category given how much of it was built as low-rise in the 1950s and 1960s.
That exempts you from filing. It does not exempt you from the underwriting questions those documents would have answered.
In this market, often yes. Without an engineer's report or a reserve study, an underwriter evaluating a seventy-year-old building has no third-party evidence about its condition and will price the uncertainty. Associations that voluntarily commission an assessment and a reserve plan, then present both with documented remediation progress, frequently reach better terms than comparable buildings that submit nothing.
It is one of the few cases where spending money on a report you do not legally need pays for itself at renewal.
Considerably. The recent construction replacing older stock was designed to current wind provisions with impact glazing and modern mechanical systems, and attracts admitted carriers with comparatively little friction. The mid-century low-rise inventory is a different proposition and reaches a different set of markets. A single statement about the Bay Harbor Islands condo market is not useful to a board, because the two halves of it do not compete for the same carriers.
We market the two categories separately because they are read separately.
