Jupiter · Palm Beach County · Condominium Association Insurance
We work with condominium associations throughout Jupiter, from the oceanfront and Intracoastal buildings along A1A and Jupiter Beach Road to the inland communities of Abacoa and the Indiantown Road corridor, providing independent program reviews and carrier access across northern Palm Beach County.
The Jupiter Market
Jupiter is unusual in that the coastal and inland milestone thresholds both apply within the same municipality. Buildings three stories or taller within three miles of the coast trigger the state milestone inspection at 25 years under FL Statute 553.899, which captures the oceanfront and most Intracoastal addresses. Communities further west, including much of the Abacoa and Indiantown Road inventory, trigger at 30 instead. Palm Beach County operates no separate county recertification program, so the milestone is the single structural requirement either way.
The water exposure is also layered rather than simple. Oceanfront buildings face Atlantic surge directly. Intracoastal and Loxahatchee River buildings face surge pushed up the waterway along with riverine flooding, which behaves differently and is often underestimated because there is no surf in view. Inland communities face accumulated rainfall and drainage capacity. Those are three distinct flood profiles, and the NFIP commercial cap leaves most multi-story buildings in the first two categories materially underinsured without private excess layers.

What We Cover
Building structure and common elements at full replacement cost. We access admitted and E&S carriers with appetite for Palm Beach County condominium associations.
Third-party bodily injury and property damage from common areas. Pools, walkways, amenities, and parking structures all create GL exposure that must be properly structured.
Protects board members personally from claims by unit owners, vendors, or the association itself. D&O is not optional for any Florida condominium association.
Required for associations with four or more employees under Florida law. On-site managers, maintenance staff, and security all create WC exposure and personal board member liability under FL Statute 440.
We evaluate NFIP limits vs. private market alternatives and structure the flood program to integrate correctly with the master property policy to eliminate gaps.
Elevator, HVAC, generator, and pool equipment failures are excluded from standard property forms. Essential coverage for any building with aging mechanical systems.
Common Questions
It depends on the address. Buildings three stories or taller within three miles of the coast trigger the state milestone inspection at 25 years, which captures the oceanfront and most Intracoastal locations. Communities further west trigger at 30. Because Jupiter spans that boundary, two associations in the same town can be on different clocks, and we have seen boards assume the wrong one.
Confirming which applies to your specific building is the first thing to establish, because it changes your whole compliance timeline.
Yes, and it is frequently underestimated. Riverine and Intracoastal buildings face surge driven up the waterway as well as rainfall-driven flooding, which behaves differently from coastal surge but damages the same ground-floor parking, lobbies, mechanical rooms and electrical service. The master policy excludes flood in all cases, so it is purchased separately, and your flood zone designation and base flood elevation matter far more than whether you can see the ocean.
The NFIP commercial building cap falls short for most multi-story buildings here, so private excess layers are usually necessary.
The broader Palm Beach County market has softened meaningfully through 2025 and 2026, with twenty new carriers entering and rates down across the board. Jupiter associations with completed milestone inspections, a current SIRS, funded reserves and updated wind mitigation documentation are seeing real relief. The buildings still under pressure are the ones with open compliance items or reserve shortfalls.
If your association is fully compliant and still paying hard-market pricing, that usually means your submission is not reaching the right carriers.
