Doral · Miami-Dade County · Condominium Association Insurance

Doral condo association insurance specialists.

We work with condominium and townhome associations across Doral, from the Doral Isles communities and Downtown Doral's newer towers to the established associations along NW 36th Street, providing independent program reviews, Risk Profile scoring, and carrier access throughout Miami-Dade County.

The Doral Market

Doral is an inland market, and that changes what underwriters look at.

Doral sits well inland, with no exposure to Atlantic storm surge, and the inventory is comparatively new. Much of the condominium and townhome stock was built from the 2000s onward, under current wind provisions and with impact-rated glazing from the factory. For an underwriter that is a favorable starting point, and it means many Doral buildings have not yet reached any inspection threshold. Buildings three stories or taller more than three miles from the coast trigger the state milestone at 30 years rather than 25, and Miami-Dade's own recertification program uses the same 30-year threshold inland since its June 2022 ordinance replaced the former 40-year rule.

With coastal wind and milestone compliance largely off the table, Doral renewals are decided on two other things: reserve adequacy and interior water. Since 2026, buildings of three stories or more can no longer vote to waive or reduce reserve funding for SIRS-mandated components, so a relatively new community can hold a clean study and still show a budget that does not fund it. The second factor is drainage. Doral faces prolonged rainfall and canal overflow rather than surge, and the association owns the on-site drainage system, so its condition and documented maintenance become part of the submission.

What We Cover

Coverage for Doral condo associations

Master Property Insurance

Building structure and common elements at full replacement cost. We access admitted and E&S carriers with appetite for Miami-Dade County condominium associations.

General Liability

Third-party bodily injury and property damage from common areas. Pools, walkways, amenities, and parking structures all create GL exposure that must be properly structured.

Directors & Officers Liability

Protects board members personally from claims by unit owners, vendors, or the association itself. D&O is not optional for any Florida condominium association.

Workers Compensation

Required for associations with four or more employees under Florida law. On-site managers, maintenance staff, and security all create WC exposure and personal board member liability under FL Statute 440.

Flood Insurance

We evaluate NFIP limits vs. private market alternatives and structure the flood program to integrate correctly with the master property policy to eliminate gaps.

Equipment Breakdown

Elevator, HVAC, generator, and pool equipment failures are excluded from standard property forms. Essential coverage for any building with aging mechanical systems.

Common Questions

Doral condo insurance FAQ

Does my Doral condominium need a milestone inspection?

+

It depends on age and height. Buildings three stories or taller located more than three miles from the coast trigger the state milestone inspection at 30 years under FL Statute 553.899, not 25. Miami-Dade's county recertification program uses the same 30-year threshold inland following its June 2022 ordinance, which replaced the old 40-year requirement. Much of Doral's inventory postdates 2000, so a good number of associations have not reached either threshold yet.

The SIRS requirement applies regardless of building age, and carriers ask for it before they will quote.

If we are inland, do we still need flood insurance?

+

Often yes. The master property policy excludes flood in every case, and parts of Doral fall inside FEMA flood zones. The risk profile is different from the coast: accumulated rainfall, canal overflow and saturated drainage rather than storm surge. Miami-Dade has required FEMA Elevation Certificates for permitted construction since 1995, so most Doral buildings should have one on file, which helps rate the flood exposure accurately.

Without a flood policy the association absorbs the loss itself, and a rain event in a community with neglected drainage is a foreseeable claim.

Does newer construction guarantee a better premium in Doral?

+

It helps considerably, but it is not sufficient on its own. A newer building with underfunded reserves and no documented funding plan can price worse than an older building with strong governance. Construction quality sets your starting point; documentation determines the outcome. We have seen well-run 1990s associations in Miami-Dade outprice newer communities that could not produce a funded reserve plan.

Doral associations that are fully compliant and still paying hard-market premiums are usually not reaching the right carriers.
