Brickell · Downtown Miami · Condominium Association Insurance
We work with condominium associations across Brickell, Edgewater, Downtown and Midtown Miami, from the 1980s Brickell Avenue buildings to the post-2005 glass towers along Biscayne Bay, providing independent program reviews, Risk Profile scoring, and carrier access throughout Miami-Dade County.
The Brickell and Downtown Market
Brickell, Edgewater and Downtown hold more condominium units than anywhere else in the region, and the market divides cleanly around the mid-2000s building boom. The 1980s Brickell Avenue towers are now well past the 25-year coastal milestone threshold under FL Statute 553.899, since proximity to Biscayne Bay places them inside the three-mile band, and Miami-Dade's county recertification has applied at that same 25-year coastal threshold since its June 2022 ordinance. The post-2005 towers were built to current wind provisions with impact glazing and in many cases have not reached any threshold.
Scale is the other defining feature. A single Brickell tower can carry several hundred units and an insured value that forces a layered program with excess above a primary layer. High unit counts also change governance: a large share of investor-owned and short-term-rental units affects collection rates, reserve funding and the board's ability to pass an assessment, all of which underwriters now ask about directly. A building with a clean SIRS and a budget that cannot fund it is a familiar profile in this submarket.

What We Cover
Building structure and common elements at full replacement cost. We access admitted and E&S carriers with appetite for Miami-Dade County condominium associations.
Third-party bodily injury and property damage from common areas. Pools, walkways, amenities, and parking structures all create GL exposure that must be properly structured.
Protects board members personally from claims by unit owners, vendors, or the association itself. D&O is not optional for any Florida condominium association.
Required for associations with four or more employees under Florida law. On-site managers, maintenance staff, and security all create WC exposure and personal board member liability under FL Statute 440.
We evaluate NFIP limits vs. private market alternatives and structure the flood program to integrate correctly with the master property policy to eliminate gaps.
Elevator, HVAC, generator, and pool equipment failures are excluded from standard property forms. Essential coverage for any building with aging mechanical systems.
Common Questions
Generally yes. The coastal threshold under FL Statute 553.899 applies to buildings three stories or taller within three miles of a coastline, and Biscayne Bay places most of Brickell, Edgewater and Downtown inside that band. So the trigger is 25 years rather than 30. Miami-Dade's county recertification program uses the same 25-year coastal threshold following its June 2022 ordinance, and a completed county recertification satisfies the state milestone because the county combines both phases into one inspection.
That puts the entire 1980s Brickell Avenue cohort well past due, while much of the post-2005 inventory has not yet triggered.
More than most boards expect. A high proportion of investor and short-term-rental ownership affects assessment collection, reserve funding and how readily a board can pass a special assessment to fund a deductible or a repair. Underwriters ask about owner-occupancy ratios and delinquency rates because they bear on whether the association can actually fund its share of a loss. It also affects liability exposure through transient occupancy.
We address it in the submission rather than letting an underwriter infer the worst from the unit count.
Because scale drives it. A newer building earns favorable rating on construction, wind provisions and glazing, but an insured value in the hundreds of millions still requires a layered program, and a percentage-based wind deductible on that value is a large absolute number. New construction improves your rate. It does not reduce the total insured value that has to be covered.
The work in this submarket is structuring the layers efficiently, not just finding a carrier willing to quote.
