Aventura · Miami-Dade County · Condominium Association Insurance

Aventura condo association insurance specialists.

We work with condominium associations across Aventura — from the Intracoastal towers of Williams Island to the mid-rise buildings along Biscayne Boulevard — providing independent program reviews, Risk Profile scoring, and carrier access for Miami-Dade and Broward border communities.

The Aventura Market

Aventura's mixed building inventory creates a wide range of risk profiles.

Aventura's condo market spans several decades of construction — from the prestige towers of Turnberry Isle and Williams Island built in the 1980s and 1990s to newer luxury development along the waterfront. That age range means different buildings in the same zip code face very different milestone inspection timelines and underwriting requirements.

Aventura also sits on the Miami-Dade/Broward county line, which affects which admitted carriers will write a given building — some markets have county-specific appetite and limitations. We know which carriers write Aventura-area associations and how to structure submissions for this specific corridor.

What We Cover

Coverage for Aventura condo associations

Master Property Insurance

Building structure and common elements at full replacement cost. We access admitted and E&S carriers with appetite for Miami-Dade County condominium associations.

General Liability

Third-party bodily injury and property damage from common areas. Pools, walkways, amenities, and parking structures all create GL exposure that must be properly structured.

Directors & Officers Liability

Protects board members personally from claims by unit owners, vendors, or the association itself. D&O is not optional for any Florida condominium association.

Workers Compensation

Required for associations with four or more employees under Florida law. On-site managers, maintenance staff, and security all create WC exposure and personal board member liability under FL Statute 440.

Flood Insurance

We evaluate NFIP limits vs. private market alternatives and structure the flood program to integrate correctly with the master property policy to eliminate gaps.

Equipment Breakdown

Elevator, HVAC, generator, and pool equipment failures are excluded from standard property forms. Essential coverage for any building with aging mechanical systems.

Common Questions

Aventura condo insurance FAQ

Does the Miami-Dade/Broward county line affect condo insurance in Aventura?

+

It can. Some admitted carriers have county-specific underwriting guidelines and appetite, so a building on one side of the line may qualify for different carriers than a building on the other. This is more relevant for non-coastal buildings, where county-level market presence varies more significantly.

We work both counties daily and know which markets write Aventura-area associations regardless of which side of the line the building sits on.

What milestone inspection requirements apply to Aventura condo buildings?

+

Under FL Statute 553.899, Aventura buildings three or more stories within three miles of the coast require a Phase 1 milestone inspection at age 25. Most Aventura waterfront and Intracoastal buildings qualify. Inland buildings trigger at age 30. Carriers now require inspection reports before quoting — buildings without them face restricted markets.

If your Aventura building hasn't completed its inspection, that should be the first item on your renewal planning agenda.

Is the Aventura condo insurance market improving?

+

Yes. The Miami-Dade market has softened considerably in 2025–2026, and Aventura associations with completed inspections, current SIRS, and good loss history are seeing meaningful premium relief. The buildings that are still struggling are those with deferred maintenance, unresolved Phase 2 findings, or reserve fund shortfalls.

We help boards understand exactly which factors are affecting their specific Risk Profile and what can be addressed before the next renewal.
