It can. Some admitted carriers have county-specific underwriting guidelines and appetite, so a building on one side of the line may qualify for different carriers than a building on the other. This is more relevant for non-coastal buildings, where county-level market presence varies more significantly.

Under FL Statute 553.899, Aventura buildings three or more stories within three miles of the coast require a Phase 1 milestone inspection at age 25. Most Aventura waterfront and Intracoastal buildings qualify. Inland buildings trigger at age 30. Carriers now require inspection reports before quoting — buildings without them face restricted markets.

Yes. The Miami-Dade market has softened considerably in 2025–2026, and Aventura associations with completed inspections, current SIRS, and good loss history are seeing meaningful premium relief.
